Poplar Grove


Poplar Grove is a 20.36-acre development in Brandywine, Maryland originally planned for 2006. It has 26 half-acre home sites presently being built out in one phase. It is projected when completed in 2018 that Poplar Grove will generate more than $15+ million in sales revenues based upon current sales pricing. 

Salient Solutions computed the site required 58,000 cubic yards of earth importing to complete the rough grading component of site development work. The majority of this site was flooded.

Private Recreational and Woodland Conservation Park

The Prince George's Planning Commission imposed a requirement in Poplar Grove for a 5.15 acre recreational and woodland conservation easement/park. It had to be completed by the issuance of the 14th building permit. Stephen Gunn redesigned the recreational park, which was located in a wetland flood plane. This design included an Amish entertainment pavilion with built-in stadium seating for 75 property owners and guests, dining benches, park benches, and 2 BBQ stations for outdoor cooking. All components within the recreational conservation area were required to be connected by a series of paved pedestrian pathways.
