In 2010 he completely redesigned the 1 mile long hiker/biker and trail system for Equestrian Estates in Upper Marlboro, MD. This required two additional detailed Site Plan revisions which generated $270,000 in cost reductions. This vision and perseverance won the 2010 Land Development Environmental Award from the Maryland National Capital Building Industry Association. The community was enhanced by the hiker/biker trail and equestrian trail which was originally located within the stream valley. This redesigned plan went to great lengths to adjust the trail through woodlands to avoid having to clear mature trees and unnecessarily grade within the sensitive natural setting. Recycled materials are used in the construction of the trail, including recycled concrete, natural wood chips and recycled stone.

This award is a tribute to sustainable development solutions and the vision of Stephen Gunn.

In 2007 Stephen Gunn entered and won the 2007 Land Development Environmental Award from the Maryland National Capital Building Industry Association for Charwood Village in Largo, MD. The 2007 Environmental Award honorees were selected after on-site inspections by a team of judges and a thorough review of all materials and photographs submitted with the entries. The judges' evaluation included work done to relocate, plant, and work around existing tree coverage and expansion stream buffers, protection and mitigation of wetlands, development of forest conservation areas and wildlife management, and protection of bird and fish habitats. Storm water management was a big factor that influenced the design. Nine separate bioretention systems were incorporated which created a network of green pockets for wildlife habitat using native landscaping.
